Development

The 200,000 square foot Fillmore Place building in Cherry Creek had been foreclosed on by its lender and had suffered from a lack of maintenance and negligent management. As a result, two major existing tenants were unhappy and considering relocating out of the property. The Corum Real Estate Group then acquired the property on behalf of the Colorado Fire & Police Pension Fund (FPPF) and began a renovation effort on the building’s exterior, interiors, and parking garage.

Upon completion of the renovation, Corum renewed and extended the lease commitments of both major tenants, the Janus International Group and the Tattered Cover for ten year terms. Corum then continued to provide leasing and management services at the property through the year of the FPPF’s disposition.
