Responsibility:  Third-party management for institutional investor with extensive capital improvements, value-add and construction defect mitigation





The Story:

  • Investor purchased in 2007, Corum immediately engaged to resolve $1.6 million in ADA deficiencies
  • 2009 discovered water infiltration issues resulting in bio-growth from construction defects on exterior flashing
  • Property wide problem resulting in excess of $10 million reconstruction process to remediate
  • Two and half year effort, phased in manner to minimize rent loss, occupancy never dropped below 93% of available units
  • Heavily involved in litigation, successfully resolved for client in early 2014
  • “Grand Re-Opening” took place in summer 2013 with Corum led $1.5 million pool and deck area upgrade
